a story to make the point.
I recently was
speaking to a successful single family home real estate
investor. By successful, I mean he’s done dozens of
deals. And he teaches others how to do house deals.
When I spoke with
him, he told me that his goal was to acquire 100 rental houses for cash
flow – that was his path to financial freedom.
Ouch. Can he
make it any harder?
As a multifamily
entrepreneur, I couldn’t imagine anything
less efficient or cumbersome than finding, negotiating, buying,
managing, maintaining and collecting rent on 100 houses scattered all
over town.

So, I asked him,
“John, instead of buying 100 houses, why
don’t you buy a 100 unit apartment building?
Your advantages are:”

belief... that one needs to graduate to
multifamily is what is holding most people back from entering the

False and Limiting Beliefs of the Masses
is

Here’s another
limiting belief that you can now exploit – the
false belief that one needs Big Cash to do Big Deals.
I’ve done
dozens of deals – ALL using none of my own cash. It
all comes down to the understanding that it’s actually easier for you to raise big money than small money.
In apartments,
it’s called syndication. And
it’s the process where the syndicator, the entrepreneur, the
deal-maker finds the deal and then assembles limited partners or other
private lenders to fund the cash portion of deal – while
retaining the lion’s share for yourself.
It’s the ultimate
in leverage.
It is very, very
common in apartments. Walk into any commercial
networking meeting and announce, “I am a
syndicator.” Everyone – and I mean
everyone – will know what that means. In fact,
I’ll bet you’ll meet some fellow syndicators.

Want some classic
syndication examples?
Been to Las Vegas, NV? Seen the creations of developer, Steve Wynn
– like the mammoth Bellagio Hotel. Think that was
done with the funds of Steve Wynn? Think again,
that’s syndication at the extreme.
Familiar with a
character named Donald Trump? Do you think Donald Trump uses his own
cash? No, he sets the vision and then syndicates
the funds.
Steve Wynn and
Donald Trump are both real estate entrepreneurs – just like you can be – with the right mindset.
Definition: An entrepreneur is someone who pursues his or her own vision using other
people’s time, talent and resources. |
The keywords are other people.

You
are an Entrepreneur - Not an Investor
Here’s the distinction between a real estate
entrepreneur and a real estate investor. Entrepreneurs bring
the deals to the dollars. Investors bring the
dollars to the deal.
As the entrepreneur,
you are marketing for 2 things: deals
and dollars. And you match-make the two.
It’s that simple.
But what’s
holding most people back is the Fear of the Zeroes.
That’s right – intimidation over the large
deals. You must realize that the extra zeroes are
your biggest ally, your best friend.
Realize that and you
are on the fast path to freedom. The really fast
path.

The
Advantage of Big Ticket over High Volume
Do you know how
entrepreneurs quick-start their way to freedom?
I discovered the answer. And now, you can too.
Read on…
You see, there are
only 2 types of entrepreneurial ventures.
Two. That’s it.
They are High Volume
and Big Ticket. And you are already familiar with both.
High volume businesses consist
of lots of high volume, low margin transactions.
Here’s a
classic High Volume business – McDonalds. Lots and
lots of hamburgers sold each and every day – with lots and
lots of activity, executed by hordes of staff and defined
systems.
Want an example of a
high volume real estate business? Consider
wholesaling. You can make good income wholesaling houses
(perhaps $5000 per deal, on average), if you do lots of them.
What
The Trainers Don’t Tell You
Want to earn
$100,000 per year wholesaling houses? You can. If
you can do 20 house deals per year – almost 2 per
month. That’s finding 2 Sellers, 2 Buyers each and
every month. Ouch.
Not an easy way to start out
– especially if you are doing it on a part-time basis.
Now, let’s
examine the Big Ticket business model. In
this type of business, you do fewer deals with much higher profits per
deal. Want to make $50,000 per deal? Well, rather
than flipping houses, flip apartments.
It’s the same
exact processes and mechanics but instead of finding 20
Sellers and 20 Buyers, you can find 1 Seller and 1 Buyer - in
a space where there’s much, much less competition (for the reasons I am describing).
Find a 50 unit
apartment, earn $1000 per door and presto – you earn
$50,000 on a flip. Or more, if you are an expert at
analyzing and negotiating the deal. That’s the distinction of Big Ticket over High Volume.
Now, which do you
think is easier to start on a part-time basis? You’re right… Big Ticket.

If you like systems
and employees, well then consider this…
Why don’t you focus your systems and staff on wholesaling Big Ticket items?
Now,
That’s Wholesaling on Steroids!
High volume means
high activity and lots of work – for you – unless
you have employees and systems.
And if you
don’t have staff and systems, it will beat you to
pieces – always chasing the next house deal. While
competing with the swarms of single family home buyers in an already
crowded space.
Financial
Freedom is About Passive Income
Wholesaling big
ticket deals can be lucrative – involving
much less of your time. You can start part-time.
And you don’t need staff to begin.
But wholesaling is
active income – income that requires your active involvement,
your active participation. If can be and is very
lucrative but if you don’t work, you don’t get paid.
Just like a surgeon
is highly compensated, he is only compensated when he or she
works. It’s just another form of active
income. Go on vacation – and you earn $0
– if you can even afford to get away.
Financial freedom is
all about passive income – income
that you receive thru the efforts of other people’s time, talent and resources.
Now,
here’s another definition to reset your mindset.
Definition: Financial
freedom is when your passive income is
more than enough to pay for your desired lifestyle. |
Note that this
definition says nothing about how much money you have in the
bank. Financial freedom is not about your bank
account.

So if your desired
lifestyle is $6000 per month then you simply need to create passive
income vehicle(s) that yield a combined $6000 or more per
month. And you can do this in 5 years or less – easily.
Know a great and classic
source of passive income? That’s
right. Apartments.
You see,
it’s easier and faster to become financially free than to become wealthy. You become financially free and then
you are free to become wealthy – to
accumulate assets and net worth.
And once you learn
the skillset and mindset of raising private money for apartment deals,
you have access to what I call Nothing Down Financial Freedom in Five Years or Less.
The good
news… These skills are easily
learned.
It’s that straightforward.
They
Don’t Teach This In School
This is totally
different than what we are taught in school about financial
freedom. Consider this model that I was taught in
school…
Go to
school. Get good grades. So you can get a good
JOB. Work 40 years. Save as much as you can. Then
live off of the interest of your savings.
This is the 40 Year
Plan. What’s the disadvantage of the 40
Year Plan? Yep. It takes 40 years.
Does it
work? Yes, if we live long enough and save enough each year
of the 40 years – especially the early years.
Miss your savings targets in the early years and the 40
Year Plan collapses. Ouch.

Are
You Qualified?
So why do so many
people mistakenly believe they have to start with houses and not
apartments?
The single
element that leads most people to start with houses is their
familiarity with houses – meaning at some point they have
lived in one.
That and the
hundreds of real estate trainers that tout single family home training
programs. Most newbies can relate to houses and so they
qualify themselves on single family home programs by the fact that they
have lived in one.
Have you
ever lived in an apartment? Yes?
Congratulations,
You are Qualified to Do Apartments
Seriously, the same
logic that qualifies everyone to start with houses qualifies
everyone to start with apartments. You just need to
adopt the mindset.
You don’t
need to graduate from houses. You can start with
apartments. You simply need to decide to go down
the path less traveled. And believe me, it’s a much
rosier path.

Let’s
Bust the Last Limiting Belief
Now, you understand
that you don’t need to graduate from single family to
multifamily. You can start with multifamily – just like I did.
You don’t
need big cash to do big deals. You are an
entrepreneur – an apartment deal syndicator.
But you may say,
“I don’t want to deal with tenants and
toilets”.
Great.
Neither do I. You don’t need to deal with
tenants and toilets. And that’s the advantage
of apartments for passive income.
Because apartments yield
more cash flow than houses, the apartments are able to fund
their own property management; even their own on-site
management – someone who physically lays eyes on your
business each and every day.
And your apartment
business can afford to hire a property management company that
oversees the activities of the on-site manager.
As the owner of your
apartment business, your job is Asset Manager – not property manager. You direct the
property manager in the running of your apartment business.
They deal with tenants and toilets – not you.

Your
Marketplace is the United States
Because on-site
managers and property managers oversee the apartment business, you are FREE
to identify and purchase apartments in the best
markets across the nation.
Ride the economic wave of individual cities
to create massive cash flow and wealth with your apartments.
Adopt the mindset
that rather than just buying apartments, you are buying
apartment businesses. Think about it.
If you were in the
market for a business and someone called you to sell you their
business, the first thing you would NOT do is get in your car and drive
across town to look at the lobby. The first thing you would
